Property Improvements
For any Architectural,
Exterior and Landscaping changes, you will need approval from the Jamestown
Village Homeowners Association Board of Directors and its Architectural
Review Committee (ARC). In some cases, we kindly request that you
notify the Board of any projects taking lace at your home as a courtesy, not
necessarily for approval. This is to keep us and your neighbors
informed of activity in our neighborhood that may be of concern to others.
The review of complete plans prior to the commencement of any projects helps
to avoid any conflicts with our bylaws or existing architectural standards
that may lead to costly errors or legal hassles. This process protects
both you the homeowner, and the architectural integrity of the neighborhood.

Association Dues
Your monthly assessment covers
the cost of garbage collection, snow removal from common areas and courtyard
drives, maintenance and insurance of the common grounds and courtyard
drives, and administrative costs. A comparison with surrounding
neighborhoods has shown that we in Jamestown receive all these services for
only a little more than what most Plymouth residents pay for garbage
collection alone.
All payments are due on the 1st of each month and, as with
most bills, $10 per month late charge will be assessed on overdue accounts,
and legal action for collection will be taken as necessary.
Mandatory ACH Dues Payment
At the November 2007 Annual
Meeting of the Jamestown Homeowners Association, a policy was passed by a
majority of homeowners supporting the mandatory enrollment in our dues
payment service, Automatic Clearing House (ACH). ACH is safe, secure and
easy. Download the PDF form on this website, fill it out, attach a voided
check and send it to our P.O. Box. Please note that ACH is different than
paying your bill on line through your bank. Those payments do not come to
our bank with the coupon or identifying names or addresses so our records
will show your account delinquent for two months or more.
The Jamestown Board of Directors
has a fiduciary responsibility to the Association, required by our Bylaws,
to see that Association dues are paid in a timely fashion. Unfortunately, we
have a number of homeowners whose dues are behind and that effects us all in
a negative way. Failure to pay dues on time and in full will require
further action by the Board including fines and liens on the homes involving
the Association’s attorney which translates into additional fees. It will
also result in the notification of credit bureaus affecting your personal
credit rating. Think your account might be in arrears? Contact a Jamestown
board member to get the status of your account or if you know you are
delinquent, get your account paid up now.

Selling or
Refinancing your Home

letter for mortgage refinancing. If you sell or refinance your home, you
will need a letter from the Board stating that your account with Jamestown
is current and that there are no compliance issues or liens with your
property. At the closing sale of your home, you will need the most recent
Association financial statement, the Jamestown Homeowner’s Reference Book
with the Bylaws and other documents, and your dues coupon book or an ACH
form for the new owner’s dues payments. If it is less than 14 days before
your closing date, the fee for assembling and delivering these documents is
$25. Please make your calls during regular business hours.

Refuse Removal
All garbage removal
services for Jamestown Village are provided by Waste Management Company —
Blaine. Contact them at 763-784-8349. If you have trash that cannot be
placed in your trash cart or is in bags, you MUST contact them and arrange
to pay the additional fees for pick up. They will NOT take these extra items
if you have not paid. This includes Christmas trees. Your Association dues
covers ONLY the items in your trash cart for regular pick up.
